MK Construction Develops Medical Park

Plans, Description: Punta Garda-based general contractor and developer MK Construction purchased 4.8 acres on Plantation Road next to the new, $200-million Gulf Coast Medical Center expansion on Daniels Parkway for $2.73 million, equal to an average of $567,708 per acre.

MK Construction plans to develop Gulf Coast Medical Park as two 10,000-square-foot single-story medical office buildings and another two, 17,000-square-foot two-story office buildings. The 54,000-square-foot office condominium development will feature a bridge connecting it to the parking lot for Gulf Coast Hospital.

“The best park of our new development is its 90% sold,” says Carlos Urzola, director of business development of MK Construction. “We only have about 3,000 square feet left. We’ve already cleared the site, and we should have the shells for the first two buildings done in the next three to four months.”

Urzola attributed the development’s success to its closeness to the hospital and securing a hyperbaric-chamber company as a tenant. The projects, designed by J. McCormack Architect Inc., is valued by MK Construction at $12 million.

The purchase entity Gulf Coast Medical Park LLC mortgaged the property to American Momentum Bank for $5.99 million.

Jim Garringer, Andrew Falde and Karen Johnson-Crowther with Colliers Arnold represented the seller, and Alex Wright of Woodyard and Associates and Magnus Karlstedt of Ruby Realty and MK Construction represented the buyer. Garinger is the sales agent for the office space.
